We perform a typical mainstream
“American Society of Home Inspector”
inspection plus:
- We look for plainly visible
Building Code defects the county missed
or ignored (electrical, mechanical, plumbing
and structure). They’re required to be
repaired and we document the code sections on
your report to force the repairs.
- We look for the National Association
of Home Builders residential construction performance
guideline defects plainly visible. This document
is a set of guidelines and limitations written
by the builders. One example would be: chipped
sinks and tubs must be repaired if defect is
visible from 3 feet. That’s how we force
and guarantee repairs.
- We look for plainly visible
product installation procedure defects. There’s
50,000 parts in a typical house and each part
has a set of rules to be followed to maintain
the manufacturer’s warranty. Failure to
follow manufacturer’s installation procedures
voids the warranty. All houses are complicated
and you don’t have a chance on your own.
- Workmanship warranties are required
by most states and most builders give third
party warranties that you can use to force workmanship
repairs if you know what you are doing. You
send our report to the builder and warranty
company by certified mail.
- Ted has 20
years of experience in building homes, contracting
and site development (hands on and management).
That experience along with 10 years of performing
4500 new construction inspections enables Ted
to see defects you and normal main stream inspectors
would not detect.
