You inspected our then new house
in Leesburg, Va (6-11-1999). The inspector the
realtor arranged for at closing had passed the
house with no concerns.You later came up with
a list of over 35 items. This led to a number
of fixes and improvements on that house by the
builder. Five years later, when we sold that house,
it was in much better condition than many neighbors
who had a number of visible maintenance problems
because things like caulking & paint were
not done properly in the first place.
I would never trust an inspector
provided by a realtor who only has the incentive
to get the deal done.

Mr. Collins,
You recently performed a warranty
inspection on our new home and found over 30 defects
as you said you would. We used a large national
inspection company, recommended by our builder,
to perform our construction inspections and they
didn’t find a defect. When I question them
about their lack of code and construction knowledge
they disclaimed themselves with their contract.
By the way the builder fixed your entire list
just like you said they would.You saved us thousands.

I hired an inspector
for $200 to do a drywall inspection and she didn’t
find a thing wrong. I spent another $200 to do
a pre-purchase inspection and she walked around
with my wife and realtor putting blue tape on
the nailpops. I hired you for $450.00 and you
found 32 defects including broken attic trusses,
roof leaks, missing sump pump and poor exterior
painting that we all missed. I sure wish I would
have known you when the house was being built.
PS The painter painted
my entire house when I filed your report with
the warranty company.

I hired you for
a pre-purchase inspection against my builder’s
wishes and I’m glad I did.One of the items
you found and the county missed was settled soils
along the back foundation of my house. They filled
the back foundation wall without argument because
you quoted the code section on my report which
I took to the county. My neighbor, who hired another
inspector, had the same problem and could not
force the builder to make repairs. He paid a landscaping
company $3000.00 to fill the settled soils that
I got done for free.I paid you $500 and I figured
you got me $5000 in repairs.
